THIS ONE IN PARTICULAR IS WITH THE CHAMBER OF COMMERCE, WHICH CONTROLS BOTH 109 AND 111 NORTH KAUFMAN STREET. AND THERE'S A LITTLE BIT OF BACK STORY THAT YOU ALL ARE PROBABLY AWARE OF, BUT I JUST THOUGHT THAT I WOULD RECONTEXTUALIZE FOR ANY NEW MEMBERS OF THE BOARD AS WELL. SO BACK IN BACK IN 2020, WHENEVER COVID HIT, THE BOARD MOVED TO WAIVE THE RENTS OF ALL OF THE TENANTS THAT WERE DOWNTOWN. AND THEN A FEW MONTHS LATER, WHEN THE IMPACTS OF COVID WERE A LITTLE BIT MORE KNOWN, WE RESUMED RENTS FOR MOST OF THE TENANTS. BUT FOR THE CHAMBER IN PARTICULAR, WE LOWERED THE RENT FROM WHAT WAS $400 PER MONTH DOWN TO $100 PER MONTH, AND THEN IN 2022, THERE WAS FURTHER BOARD ACTION TO DO A RENT ASSISTANCE PROGRAM THAT EFFECTIVELY WAIVED THEIR RENT, LOWERED IT TO $0, AND THAT WAS FOR A PERIOD OF THREE YEARS. AND SO THAT WAS IN, I BELIEVE, APRIL OF 2022. THE THREE YEARS ARE NOW UP, AND IN MAY THEY SHOULD HAVE BEGIN BEGAN RESUMING THEIR RENT PAYMENTS, WHICH WAS, IN THAT AGREEMENT, $400 A MONTH PER RENT. I DON'T KNOW THAT THE CHAMBER WAS AWARE OF THAT. AND SO WHEN I WAS REVIEWING THE DIFFERENT LEASE AGREEMENTS TO UPDATE THEM FOR THIS YEAR, I HAD SOME DISCUSSIONS WITH THE CHAMBER ABOUT ADOPTING A NEW LEASE AGREEMENT THAT WOULD AMEND, RESTATE AND REPLACE THE PREVIOUS LEASE AGREEMENT. AND SO THEY WERE AMENABLE TO THAT. AND THAT'S THE ITEM THAT'S ON THE AGENDA IN FRONT OF YOU ALL. NOW, RECOGNIZING THAT THEY DIDN'T PAY RENT FOR THE PAST SEVERAL YEARS AND AREN'T NECESSARILY USED TO IT, WE AGREED ON A TWO YEAR LEASE AT $300 PER MONTH, SO SLIGHTLY LESS THAN WHAT THEY ORIGINALLY WERE DOING BACK IN 2020, BUT STILL MORE THAN WHAT THEY'VE BEEN DOING FOR THE PAST THREE YEARS. AND THEN IT IS TWO YEAR, A TWO YEAR TERM THAT WOULD AUTOMATICALLY RENEW UNLESS EITHER THE LANDLORD OR THE TENANT PROVIDES NOTICE TO THE OTHER PARTY. AND SO UNDER THIS NEW LEASE AGREEMENT, EITHER PARTY CAN TERMINATE THE AGREEMENT AS LONG AS THEY GIVE. I BELIEVE IT'S 90 DAYS NOTICE TO THE OTHER.
